The Town of Okotoks is considering a proposed Neighbourhood Area Structure Plan (NASP) for lands in southwest Okotoks. As part of the Southwest Okotoks NASP, amendments to the West Okotoks Area Structure Plan (ASP) will also be required.
Hopewell Residential is advancing plans for a new neighbourhood through the preparation and approval of this NASP. The plan will guide the future development of approximately 220 acres (89 hectares) of land, located southwest of the existing community of Sheep River Ridge and west of the developing neighbourhood of Tillotson.
The future neighbourhood is located at a key western entry point into Okotoks and is intended to respond to the surrounding natural landscape and views. It is expected to include a range of services and amenities for both future residents and the broader Okotoks community.
What is a NASP?
A NASP is a statutory plan that guides how a new neighbourhood will be developed over time. A NASP sets the overall pattern of development and helps coordinate future land use, subdivision, infrastructure, and servicing within a defined area.It typically includes direction on:
- Housing types, density, and anticipated population
- The location and design of neighbourhood amenities and gathering spaces
- Parks, open space, and natural area preservation
- School sites and community facilities
- Walking, cycling, and road connections
- Water, sanitary, and stormwater servicing
- Development phasing over time
- Urban design and public realm features
The NASP builds on broader planning documents, such as an Area Structure Plan (ASP), and provides more detailed guidance to support future development decisions.
